300 East Locust Street
Built in 2002 as a spec office building
Designed by Herbert Lewis Kruse Blunck
Spec Building means at the time of design, there were no known tenants
Also known as giving new tenants a “white box”.
This refers to the color of the unpainted gypsum board on the walls and gives new tenants the most flexibility in what their office space would look like.
Example of a “frame” building: the exterior wall, even though it is brick, is not bearing the weight of the floor structure. The entire weight of the building comes into the columns.
A “modern” concept, it was first employed about the turn of the 20th century. You can see the columns just inside some of the windows.
